|Petros Homes Springs forward as new housing market rebounds
|March 05, 2013
As the spring and warmer weather quickly approached Northeast Ohio, Petros Homes is gearing up for a busy selling season. The local Broadview Heights based homebuilding and remodeling company has launched new communities and company enhancements that are being met with great excitement by potential clients looking to explore building a new home or remodeling their existing residence.” All indications both locally and nationally are that we have begun the upward turn around in the market” says Gary Naim, President of the company, which is entering their 27th year of business. “Our specs and model homes have been selling before they are completed”. In fact most of the companies new under construction homes have sold to relocation buyers seeking new housing or clients who had wanted to wait until they secured a sale on their existing home. In fact, recent real estate report activity indicates a shortage in newly constructed inventory homes as the selection is being absorbed so quickly. That shortage has also stabilized prices and discounts that homebuyers were once able to negotiate on new homes are all but gone. “We have experienced full price offers on our inventory homes” Says Naim “and in many cases buyers are purchasing additional options such as finished basement space, outdoor rooms and landscaping enhancement”
In addition, the established communities that Petrous Homes offers are enjoying increased traffic and several new lot holds in new phases are ready to convert to contract for 2013 delivery.
Petros Homes has also launched two new communities, Lake Charles in Independence and Lake Forest in Westlake. Both communities quickly secured several lot holds immediately upon release and prices start in the high $400’s in each location. Another exciting venture for the company is it’s brand new kitchen and bath showroom located at 10474 Broadview Road in Broadview Heights that features nearly 1200 square feet of displays aimed at servicing the company’s brisk remodeling business. Open by appointment, the showroom and remodeling manager can be reached at 440-343-4632.
Lastly, The firm is offering special incentives on all newly contracted dirt builds through 3/31/13. Buyers will receive $15,000 in options as an incentive to build a new home “from the ground up”. Buyers can take advantage of this special offer as long as they will close on the new home by 12/31/13.

|Petros Homes announces return to Westlake market
|February 12, 2013
Petros Homes has returned to the Westlake new housing market. According to Gary Naim, President of the 26 year established homebuilding company; the firm has purchased a dozen lots in the exclusive Lake Forest subdivision located off Bradley Road in the city’s northwest corner. “We have been searching for the right opportunity to build again in Westlake and are confident that Lake Forest will be well received”’ says Naim. The firm plans to break ground on a new model this week. This month will mark fifteen years since the Broadview Heights homebuilder announced it’s first new home building venture in Westlake. Walden Pointe located at the corner of Detroit and Bradley Roads was an iconic success-achieving sell-out in less than 18 months. The luxury cluster homes would set the bar for many communities that followed in its footsteps. Petros Homes has maintained a stable and strong position in the Northeast Ohio new home market despite recent economic shifts that pushed many of their competitors out of the business. “We have always placed a strong emphasis on quality and cost control as well as delivering a product that our buyers want both in design and pricing”, says Naim. “Seeking out the best locations and communities and maintaining a diverse portfolio of plans has afforded us the opportunity to maintain our position in the local housing market”.
The company will be offering ranch, colonial and main level master suite floor plans that range in size from 3000-4200 square feet and will be priced from the mid $400’s. Petros Homes will be the exclusive builder on the remainder of the home sites in Lake Forest. “We have always valued building in communities that possess great neighborhoods where location and great school systems are on the forefront of importance” says Naim, “and we believe Lake Forest has those qualities to offer to our new home buyers”.
Petros Homes is now building in counties across northeast Ohio including Brecksville, Broadview Heights, Hinckley, Richfield, Pepper Pike, Mentor, Avon, Westlake and Marblehead. In addition to their outstanding homebuilding efforts, the company also has a build on your own lot program, interior design and selection center, in- house architectural services and a successful remodeling division.

|PETROS HOMES OFFERS INNOVATIVE NEW HOMES FOR SENIORS
|September 20, 2012
Petros Homes, a leader in local market innovation has introduced a unique new “aging in place” home located in Broadview Heights in the popular golf course community named “Wiltshire”. Located off Edgerton Road, the community features golfing, walking trails and a community park and swimming pool. This unique property is a 1600 square foot 2 bedroom ranch and features an open floor plan large door passages that make it easy to move from room to room. Comfort features include a zero barrier shower entry in the master bath, higher vanities, countertops and commodes, lower kitchen cabinets and 36-inch door openings. A view of the golf course from the great room is private and calming. Affordably priced in the mid 200’s, the “one of a kind” home features beautiful interior appointments such as coved ceilings, window wall in great room, gas fireplace and a unique centrally placed “communication” center that resides between the kitchen and the great room. Wiltshire is a limited maintenance community and homeowners enjoy all lawn and grounds services, snow removal and more for a small monthly homeowners association fee. The new home will be available for a fall move-in.
Aging in place is a term used to describe a senior living in the residence of their choice as they age, while being able to have any services (or other support) they might need over time as their needs change, for as long as they are able.
The focus of aging in place, as stated above, is to help seniors ensure they can live where they choose and enjoy and get any help they need for as long as they can. It is more than that, though. The goal of wanting to age in place should be to maintain and/or improve their quality of life. In order to do that, a good floor plan that focuses on your quality of life and ease of use along with a solid life plan that covers your self, spouse, home, finances, care and other items provides peace of mind and the ability to enjoy being with loved one’s as life transitions.
Petros Homes has spent the last 3 years researching this concept and is committed to including this latest housing option in their new home portfolio of plans. As an expert in the field of design, the firm has won numerous awards for new design concepts and expects that this need in the marketplace will grow and become more in demand in the coming years. “We have listened to the requests of our clientele and are passionate that there is a strong need in our area for this flexible type of housing design, says Gary Naim President of the Broadview Heights based company. “ We also have the ability to remodel one’s existing home to accommodate the same design concepts that will allow for this lifestyle transition”. In fact Petros Home remodeling divisions business has grown dramatically over the past 36 months. In-house design and cabinet showrooms along with long standing relationships with the highest quality trade partners provide the platform for a successful remodeling project.
Currently, the majority of senior persons aged 65 and older are living either with a spouse or alone in their own home. Many of these elderly people struggle with everyday tasks, their health care and the lives they lead in their homes. For many, their quality of life goes down, as they get older.
As of 2000, there were approximately 35 million Americans over the age of 65. According to the U.S. Census Bureau, by 2030 there will be approximately 71.5 million Americans over the age of 65. That number is more than twice what it was in 2000 and represents nearly 20% of the entire projected U.S. population in 2030.
The aging in place concept is for responsible people who want to ensure their quality of life and live it out in dignity, without being a burden to their family or community. Regardless of whether you have retired or not, it’s for you, right now. If you haven’t retired yet, it means you have time to think about your needs, research your options and put together a plan that is good for you and your family. If you have retired, putting the time in to building a plan will help keep you in control of your life. Building a plan will help you deal with issues you will encounter down the road and ease some of the burden your loved ones will experience.
Petros Homes has been building new homes locally for over 25 years. Highly recognized for their quality workmanship and service, the company has received numerous local and national awards. For more information on Wiltshire and Remodeling visit www.petroshomes.com

|Petros Homes expands portfolio of services to provide “Everything Home”
|October 11, 2011
As Petros Homes prepares to complete their 25th year of homebuilding excellence in Northeast Ohio, the local Broadview Heights company is flourishing and preparing for meeting the unique needs of their customers in 2012, Eighteen months ago, the company determined the desire and demand for full scale remodeling services and began laying the groundwork to marry the strength of their already successful homebuilding business with a custom remodeling business. “Having built over 2000 homes throughout our tenure provided a built-in client base who wanted to enhance their current homes”, says Gary Naim, President of Petros Homes. “The strength of our services, quality of work and stability of our reputation instills a confidence level not only with our past customers but within the many communities in which we build new homes”. Naim is quick to point out that while new homes are still in demand, many homeowners are deciding to stay put in their current homes and are anxious to make improvements or modifications to meet their lifestyle needs. In fact the company is seeing demand for adding space to accommodate an elderly parent, growing or blended family or adult child moving back home. In addition, people are spending more time in their home and outdoor rooms, sunrooms and finished basements are also increasingly in demand. Petros Homes also offers two full service interior design centers that showcase the latest enhancements in flooring, cabinets, plumbing, paint and specialty finishes, custom trim, tile and built-ins. “Since our model homes often showcase the latest trends, visitors will visit our design centers to duplicate an idea or integrate a unique design element in to their current home”, says Naim. “Many of our trades and suppliers have been doing business with us for over a decade and clients like the assurance of a quality relationship with attention to detail, financial stability and on time delivery as well as competitive pricing when choosing a remodeling company”. “Now more than ever, the consumer must be very careful about placing business with the right contractor” and our reputation over the years has afforded a stellar “level of trust” and peace of mind with our clients”.
In addition, the company has an in-house design and drafting department that allows the homeowner to work quickly and efficiently to visualize and ultimately achieve their new addition or home enhancement, The innovation and creativity of the designers have attracted a healthy share of off-site builds this year where clients have chosen Petros Homes to build on their own lot.
The company is also poised for growth in 2012 and plans to unveil new locations for new home communities. Currently building in Broadview Heights, Brecksville, Independence, Richfield, Hinckley, Pepper Pike, Mentor, Avon and Marblehead, their choice of desirable locations and neighborhood designs has contributed to their popularity and success.
|Petros Homes experiences record sales numbers in unexpected times
|May 27, 2011
Despite the reports that new home and real estate sales are sluggish here and across the nation, Petros Homes is gearing up to begin construction on nearly 9 million dollars of new homes. Surprisingly, all that demand which turned in to solid contracts has come in the past 90 days. “Characteristically, July and August have been slow months in our industry” says Gary Naim, President of the Broadview Heightsbased firm, “We believe that consumers are starting to feel more positive about the market and recognize that there are great advantages to buying with rates and affordability at their peak lows”. In fact, many of the contracts that were secured recently were contingencies from earlier in the yearwhere buyers were asking for more time to sell their existing homes before committing to building a new one and many of those converted as they had success in securing a sale on their current home.Another surprising fact is that these recent sales were not all entry level or lower priced homes. “There was an amazing spectrum of product and prices including second vacation homes in our newest community in Marblehead, to custom off‐site build on lots that buyers have owned or recently acquired to a handful of luxury builds in our East and Westside locations”. Says Naim. “Of course, there were many sales to move‐down buyers who sold their larger homes and now want to settle in one of our limited maintenance plans in our golf course or gated community locations”. Whatever the reason, thefirm and its loyal employees are excited and happy to be hitting their stride again and continue toprovide an exceptional experience to their clients. Through careful and conservative financial practices, the firm has been able to weather the recent storm and retain their staff over the past few years, unlikemany other local builders who fell hard in the housing downturn. Naim has attributed the stabilitywithin their organization to solid teamwork and everyone stepping up to take on additional responsibilities within the company. “I truly believe that we have become a stronger and more enlightened group”, and everyone had been mindful of costs and savings measures withoutcompromising the value and integrity of our service or building practices”. The company also launched afull service remodeling division in 2008 which has taken on triple the business in 2010. “I believe the key to our success here is staying on top of what is changing in the market and for the consumer and then quickly adapting to that change without compromising our core business model”, says Naim, and although there have been some anxious and painful times, we have all weathered the storm and become stronger for it”. “Bottom line is that change is difficult, but it is an essential part of moving forward and we will always move forward welcoming it with open arms as it defines the essence of whatwe are all about as company”.
Petros Homes is currently building new homes in Brecksville, Broadview Heights, Hinckley, Richfield,Avon, Mentor, Pepper Pike and Marblehead. The company also offers a “build on your lot” custom home program. In addition, the firm has two full‐time design and selection centers, as well a full time service department.
