Petros Homes Springs forward as new housing market rebounds

As the spring and warmer weather quickly approached Northeast Ohio, Petros Homes is gearing up for a busy selling season. The local Broadview Heights based homebuilding and remodeling company has launched new communities and company enhancements that are being met with great excitement by potential clients looking to explore building a new home or remodeling their existing residence.” All indications both locally and nationally are that we have begun the upward turn around in the market” says Gary Naim, President of the company, which is entering their 27th year of business. “Our specs and model homes have been selling before they are completed”. In fact most of the companies new under construction homes have sold to relocation buyers seeking new housing or clients who had wanted to wait until they secured a sale on their existing home.  In fact, recent real estate report activity indicates a shortage in newly constructed inventory homes as the selection is being absorbed so quickly. That shortage has also stabilized prices and discounts that homebuyers were once able to negotiate on new homes are all but gone. “We have experienced full price offers on our inventory homes” Says Naim “and in many cases buyers are purchasing additional options such as finished basement space, outdoor rooms and landscaping enhancement”

In addition, the established communities that Petrous Homes offers are enjoying increased traffic and several new lot holds in new phases are ready to convert to contract for 2013 delivery.

 

Petros Homes has also launched two new communities, Lake Charles in Independence and Lake Forest in Westlake. Petros Homes announces return to Westlake market

Petros Homes has returned to the Westlake new housing market. According to Gary Naim, President of the 26 year established homebuilding company; the firm has purchased a dozen lots in the exclusive Lake Forest subdivision located off Bradley Road in the city’s northwest corner. “We have been searching for the right opportunity to build again in Westlake and are confident that Lake Forest will be well received”’ says Naim.  The firm plans to break ground on a new model this week. Petros Homes experiences record sales numbers in unexpected times

Despite the reports that new home and real estate sales are sluggish here and across the nation, Petros Homes is gearing up to begin construction on nearly 9 million dollars of new homes. Surprisingly, all that demand which turned in to solid contracts has come in the past 90 days. “Characteristically, July and August have been slow months in our industry” says Gary Naim, President of the Broadview Heightsbased firm, “We believe that consumers are starting to feel more positive about the market and recognize that there are great advantages to buying with rates and affordability at their peak lows”. In fact, many of the contracts that were secured recently were contingencies from earlier in the yearwhere buyers were asking for more time to sell their existing homes before committing to building a new one and many of those converted as they had success in securing a sale on their current home.Another surprising fact is that these recent sales were not all entry level or lower priced homes. “There was an amazing spectrum of product and prices including second vacation homes in our newest community in Marblehead, to custom off‐site build on lots that buyers have owned or recently acquired to a handful of luxury builds in our East and Westside locations”. Says Naim. “Of course, there were many sales to move‐down buyers who sold their larger homes and now want to settle in one of our limited maintenance plans in our golf course or gated community locations”. Whatever the reason, thefirm and its loyal employees are excited and happy to be hitting their stride again and continue toprovide an exceptional experience to their clients.
