Building a custom home on your own land means choosing not just your home, but the exact place where you’ll make memories for years to come. That freedom makes this process quite appealing, but it also requires some careful planning to successfully build your dream home.
In Part 1 of our Build On Your Own Lot series, we covered how to find and evaluate the right homesite in Northeast Ohio. In part 2, we’ll cover the exciting part: designing and building a home that fits your lot and your lifestyle.
Every successful custom home build starts by designing around your property, existing regulations, and the way you live. In this post, we’ll walk you through everything that happens after you purchase your property and are ready to build on your own lot.

Why Designing Around Your Homesite Matters
A potential misconception about custom home design is that you can create a plan for the home first and figure out the property later. In reality, designing and building a custom home involves a lot more than selecting finishes. Every homesite has several factors that can have a major influence on the design process.
Key Characteristics:
- Width and depth
- Views
- Slope
- Utilities
- Easements
- Vegetation
- Wetlands
- Buildable footprint
- Local restrictions
What these characteristics impact:
- Garage orientation
- Basement type
- Driveway placement
- Outdoor living space
- Window placement
- Yard accessibility and usability
- Lot drainage
- Sun exposure

Custom homebuilders should work with homebuyers to navigate this process instead of fighting against the unique characteristics of each property. For example, Petros Homes worked closely with the Katanas to shape their new home around their homesite.
“The lot is within the historic district of Olmsted Falls, which came with a lot of restrictions,” the Katana family said. “We needed a builder who understood that complexity and how to navigate it.”
For the Katanas, that process involved following Olmsted Falls’ strict guidelines controlling exterior appearance and materials. Petros Homes worked with the city to incorporate architectural requirements into the Katana’s home design while still keeping the overall aesthetic true to the family’s vision.
The Design and Pre-Construction Process (Step-by-Step)
Once you’ve successfully purchased a property, the process shifts from evaluation to execution. While every builder approaches this a little differently, a strong design and pre-construction process should help you align your vision, your homesite, and your budget before construction begins.
Here’s how that process works at Petros Homes:
Step 1: Initial Consultation
This first step is to discuss your vision and floor plan. Our goal is to understand what you want to build and set expectations based on your homesite, priorities, and investment range.
This meeting is intended to review items such as:
- Budget
- Basic criteria like general square footage, room count, and desired features
- Design inspiration, including lifestyle priorities and wish list items
This conversation allows us to shape a home design around what you want and what your property can accommodate to prevent costly redesigns in the future. It also helps us determine whether you’ll need a completely custom floorplan, or if there’s an existing plan in our library that can be modified to meet your criteria.
Step 2: Design Planning Deposit
While each home builder’s design process varies, most of them will need some form of deposit or hourly rate to start the design process. Petros Homes requires a flat fee of $5,000, which gets applied to your down payment should you move forward with a Purchase Agreement.
Step 3: Architectural Design Consultation
The architectural design consultation is where your future begins to take shape in a much more intentional way. This process typically includes a discussion about:
- Room sizes and spatial planning
- Spaces and rooms in your home that are most important to you
- Flow and layout
- Exterior style and design elements
- Garage orientation and foundation specifics
- Ceiling heights
- Outdoor living space
- Homesite constraints and attributes to highlight or maximize
- Special features, wish list items, and necessities
The goal of this conversation isn’t to provide overwhelming technical details or set your design in stone. At Petros Homes, you’ll use this consultation to discuss your vision with our in-house architectural designer who can take that information and translate it into a design that feels personal and purposeful.
“My role is to listen first and design second,” said Director of Architectural Design, Jake Buss. “I sit down personally with each client to hear their stories and understand what matters most to them before putting a design down on paper.”
Sometimes the most memorable features come from comments a homeowner did not even realize would shape the design. Jake shared one story about Westlake homeowners who mentioned how important a playroom would be for their children. He took that insight and designed a two-story playroom with a hidden bookcase that opened to a ladder leading to a second-floor overlook. That attention to detail helps ensure that each home design is personalized around what matters to your ideal lifestyle.
Step 4: Preliminary Plan and Financial Alignment
Once the initial design direction is established, homeowners meet with the Petros Homes team to review a preliminary plan for their custom home. This discussion allows both parties to discuss ballpark pricing and ensure everyone is aligned on a plan before moving forward with a purchase agreement. This stage typically includes:
- Initial floorplan presentation based on previous discussions and goals
- A projected price range
- Collaborative revisions based on homeowner feedback
Step 5: Final Plan and Confirmed Pricing
The final step before signing a purchase agreement is where all the earlier planning pays off. This step allows you to finalize a design that is refined around your goals, homesite, and budget. At this stage, the focus is on:
- Incorporating revisions into the design plan
- Reviewing final architectural drawings
- Confirming every detail that affects final pricing, including material types and quantities
When everything is presented and approved, it’s time to make the plan official by authorizing a Purchase Agreement and putting down an earnest money deposit.
Step 6: Personalizing Your Home Through Interior Design
The interior design phase allows homeowners to select details that make a custom home distinctly their own, but every builder takes a different approach to this process. While some builders require an à la carte approach with multiple vendors, Petros Homes’ goal is to help simplify this process.
We centralize interior design for customers with our in-house interior design team and design studio. Homeowners work directly with our design team to pick the finishes and details that make their home unique, with the flexibility to choose from a wide range of brands and price points.
While our in-house design studio offers an extensive range of options, we understand it can’t encompass everything available. That’s why we give our homebuyers the flexibility to explore selections beyond our offerings to best match their wants and needs. For example, Senior Design Consultant and Selection Studio Manager Tricia Soltesz shared a story about one homeowner who wanted to incorporate a marble floating sink from Italy into her powder bathroom.
“Due to the extreme weight of this all-marble piece, we coordinated with our construction team to install a steel reinforcement system to more securely mount the sink,” Tricia explained. “With collaboration of all the expertise involved, we were able to install the sink and create a beautiful design for these homeowners.”

Why Experience Matters When Building on Your Lot
Building on your own homesite requires more than a strong design taste. It requires a team that can solve problems and serve as a builder, land development expert, design partner, and problem solver.
Petros Homes has guided homeowners in Northeast Ohio since 1985, and our multi-faceted team allows you to maximize your investment and solve issues that most homeowners wouldn’t know to look for, such as:
- Navigating municipalities and requirements
- Utility coordination (well, septic, public)
- Grading and site engineering
- Custom architectural integration
- Managing liens, easements, wetlands, and other constraints or characteristics that impact buildability
- Evaluating lot conditions (dirt balance, soil make-up, rock and other items that aren’t always visible at first glance)
- Handling impact on neighboring properties
