In today’s fast-paced world, time is at a premium. Whatever the reason, often a low or limited maintenance community setting offers the time and freedom that a more traditional single family home may not.
Many buyers who seek to move to a townhome community are attracted by the desire to have a low maintenance lifestyle. Nowadays, builders are focusing heavily on designing homes that are easy to maintain and require minimal upkeep. “Limited Maintenance” generally refers to the exterior of the homes, lawn care, landscaping and snow removal. As a general rule, townhomes fall into the low maintenance category. While exterior housing maintenance is not a part of most townhome communities, many of the latest materials and building techniques presently used by builders include low maintenance composites and the time and effort you put into your home should be fairly minimal.
Keep in mind that while the monthly HOA fees cover lawn and grounds care, snow removal and entryway and/or amenity upkeep, many new townhome communities are deeded to the new owner as zero lot line or fee simple ownership. This means that the new owner actually owns the interior and exterior structure and the land it is on within a certain “envelope.”
In some cases, landscaping, lawn irrigation and the common areas are also maintained in these communities. On limited maintenance homes, the community association does not maintain or repair the exterior of the home such as siding, windows or roof.
A benefit of this type of ownership is that the homeowner secures their own individual homeowners insurance on their own property. Keep in mind that a portion of your monthly association fee is reserved for the maintenance of your home and yard and the remaining portion is reserved for the maintenance and governance of the community and its amenities.
For many, spending hours on upkeep and grounds and general maintenance is not an attractive thought. Many of these limited maintenance communities create an easy lifestyle that offers a beautiful, maintained home on an association groomed yard.
