Building a new home should be one of the most exciting adventures of your life, but it’s one that can turn sour quickly if you don’t choose the right builder. Even if you’re purchasing a new home that’s already built, knowing a bit about the company that was behind the construction is critical. Here are a few tips to make the process of choosing a builder as simple as possible.
Narrow the Field
Your gut might tell you to jump in and start calling local home builders, but you could be wasting your time. Instead, do a little digging first and make a list of companies in the area that seem to be best suited to your needs.
Referrals are a great source. Start by asking friends, neighbors and relatives if they know anyone who has had a home built for them in the area recently. If you come up with any names, contact the homeowners and ask them what their experience was like with the home builder they chose. You can (and should) also contact local real estate agents and home builder associations for referrals.
The real estate section of your local newspaper may also give you some leads. You should be able to get a feel for the companies in your area that build homes similar to what you’re looking for, which ones specialize in certain types of builds and how much they charge comparatively.
Research, Research, Research
Once you have your list, it’s time to do some homework. Call your local Chamber of Commerce and Better Business Bureau to get some background on each of the companies on your list. If you know of any recent home builds or subdivisions that correspond to the builders on your list, take the time to visit the properties.
Once you whittle down your list to a handful or so, it’s time to start making calls. Set up personal meetings with each of the builders, and ask if they are willing to provide references that you can contact before you meet. Put together a comprehensive list of questions, so you’re prepared as you walk into the meetings.

Establish Your Metrics
The quality of construction and the value each builder can provide should be top of mind when choosing a home builder, though you may have other factors that play into your choice as well. For example, a builder with 20 years of experience under his belt might be a safer choice than someone relatively new to the industry, though the more established company might cost you a little more up-front. Smaller companies might give you a more personal hands-on experience, and they might also cost slightly less, but they may not be able to accommodate your preferred timing.
